El Corazon is a City of Oceanside-owned parcel of 465 contiguous acres located in the center of Oceanside. The property is a former mining site that was gifted to the city in 1994. In 2011, Sudberry Properties was selected as the lead developer of the commercial portion and is currently in the process of building a 171,291 square foot arena in partnership with the San Diego Sockers. Frontwave Arena is planned to open in  2024, with seating for about 7,600.

El Corazon also includes Luma, a 268-unit luxury apartment community currently under construction and expected to begin leasing in early 2024. There is an additional 475,000-square-foot industrial complex and approximately 40,000-square feet of commercial and restaurant space.
